The brief
In 2016, Prendos was engaged by the Ministry of Education (MoE) to act as Project Manager, Quantity Surveyor and Lead Designer for the remediation of Ashburton Borough School’s Multi-purpose Hall, which suffered from weathertightness issues. Prendos was involved in the project from investigation through to construction and close out.
Our solution
Prendos used specific formats and templates for reporting, and a bespoke Quality Assurance (QA) system for construction observation. The project was delivered to a high-quality standard and, despite additional works, was completed within the original contract construction time and on budget to the satisfaction of both the MoE and School.
The outcome
As Project Manager and Engineer to the Contract, Prendos acted as the main point of contact to the MoE and the School. Works included recladding of the external elevations, partial re-roofing, accessibility upgrades and fire protection upgrades to achieve a Code Compliance Certificate for the building. During construction, significant issues were identified with the timber framing which were resolved as part of the works, requiring the co-ordination of the structural engineer and design team.
Key to our process was a pragmatic approach to design, including simplifying roof and cladding forms and specifying robust systems to deliver an improved building with reduced maintenance requirements and low risk detailing. We also undertook thermal and internal upgrades as part of the same project, which added significant value to the School (as the major stakeholder).
Through successful preplanning, communication and co-ordination with all stakeholders, Prendos and the project team were able to deliver a building that exceeded the School’s expectations on time, within the agreed budget and to a very high standard.
