Completing additional works within budget

Prendos Project Management - Henly Primary School

The brief

In 2014, Prendos was engaged by the Ministry of Education (MoE) to act as Project Manager, Quantity Surveyor and Lead Designer for the remediation of Henley Primary School’s main administration block and learning resource centre, which suffered from weathertightness issues. Prendos was involved in the project from investigation through to construction and close out.

Our solution

Prendos used specific formats and templates for reporting and adopted a bespoke Quality Assurance system for construction observation, ensuring the project was delivered to a high-quality standard. Despite additional works being approved by the client, the project was completed within the original budget excluding the school’s additional 5YA expenditure and with only a 12 week delay overall.

The outcome

Prendos acted as Project Manager and Engineer to the Contract, and acted as the main point of contact for the MoE and School. We also carried out site observation services, from project set up through the construction and defects liability period to sign off. Works included recladding of external elevations and re-roofing to address weathertightness defects, carried out in two separable portions under the NZS3910 contract.

During construction, the poor condition of the timber framing due to water ingress was found to be so extensive that it proved more cost effective to completely demolish the structure and rebuild. This required co-ordination of the contractor, structural engineer, design team and quantity surveyor to determine the feasibility of rebuilding, prepare new construction drawings for consent and negotiate with the contractor to obtain the best outcome for the School.

The result was a new structure constructed within the existing footprint. It incorporated natural lighting and good design, with reduced maintenance requirements and low risk detailing, a huge benefit to the School. Prendos also undertook thermal and internal upgrades to both buildings, which added value to the School (as the major stakeholder).

Henley Primary School was able to contribute funding from their 5YA budget to completely redecorate, replace the reception desk, toilet fixtures and fittings, add Autex acoustic linings and incorporate new sliding doors and timber deck in the LRC to create a more adaptable space. Prendos managed the cost control, design and delivery of these additional works within the main contract without any additional delay to handover.
