Prendos has expanded its multidisciplinary property consultancy with the launch of a comprehensive property management service for commercial property owners. The new service combines professional building and lease administration with specialist building, compliance and risk management expertise, helping property owners and investors to maximise asset performance.
Mike Woods, Director at Prendos, says the move was a natural progression for the company, given the pool of relevant expertise within the team, and their frequent involvement in acquisitions of commercial property. It was accelerated when an existing client approached him after becoming frustrated with traditional property management providers.
“We’ve been a trusted partner of theirs for years, working on technical due diligence and other matters,” said Mike. “So when they acquired a new portfolio and needed to engage a property manager, it was an opportunity for both of us to build on the relationship.”
Mike says his client had been disappointed by property management services that simply passed on issues, rather than proactively solving them.
“They wanted someone who understood their buildings, and could identify and respond to issues before they became costly problems. Because we have a fundamental understanding of maintenance requirements, compliance pathways and property risks, we can offer a more proactive and insightful property management service to our clients,” said Mike.
A second catalyst was the appointment of building surveyor Mike Price, who brings over 15 years’ experience in property management to the team. Mike previously managed large property portfolios in the UK, so his experience in international best practice was invaluable in shaping Prendos’ approach.
Prendos’ property management team works alongside the company’s building surveyors, structural engineers, quantity surveyors, valuers and project managers, providing access to specialist advice when issues arise and helping owners plan for maintenance and capital expenditure.
“Our view is that property management should be about more than collecting rent, arranging repairs and passing costs on to the owner,” says Mike. “If you understand how a building works and where the risks are, you can identify issues early, make better-informed decisions that protect the performance of the asset, and support positive tenant relationships.”
The service is now being delivered nationwide by local Prendos specialists, supported by an extensive network of trusted contractors, with more than $40 million of commercial property currently under management.
