A $46 million remediation of The Connaught Apartments in central Auckland was delivered with funds remaining from the original owner levy – a remarkable outcome for a project of this scale.

Complex remediation in the heart of Auckland

The Connaught is a 15-storey, 155-unit apartment building prominently located near the University of Auckland and Albert Park. Following investigations into significant building defects, a comprehensive remediation programme was developed to replace the failing façade, joinery, roof and balcony membranes, alongside structural strengthening, passive fire remediation and other building upgrades.

The scale and complexity of the works meant the project required careful coordination over a five-year programme, while balancing technical requirements, buildability, budget and the interests of a large Body Corporate.

Resolving challenges with collaboration

Prendos delivered structural engineering services alongside Respond Architects, our architectural division, which led the remediation design and documentation, and remained closely involved through to project completion.

As construction progressed, previously concealed structural and building defects were uncovered, requiring ongoing investigation and redesign. Close collaboration across the project team enabled these issues to be assessed and resolved efficiently, with practical solutions developed to maintain project momentum while managing programme and cost impacts.

Continuity within the Prendos and Respond teams also helped retain valuable project knowledge throughout the five-year programme and supported faster decision-making as new challenges emerged.

Significant scope growth without additional levies

Despite substantial additional remediation and upgrade works being identified during construction, the project was completed without requiring further owner levies, and incredibly with funds returned to owners from the original project contingency.

The programme was extended by just two months despite the additional scope added due to on-site discoveries. For a large-scale remediation project of this nature, this represents an exceptional commercial outcome for the owners and the project team.
