Technical due diligence the key to well-informed investment - ANZ Tower

Prendos was engaged by our client, a global investment entity, to undertake a pre-acquisition technical due diligence survey of the ANZ Centre in Auckland’s CBD. At the time, this was only the third premium-grade asset listing in Auckland in the previous 20 years, so it was always going to be a big deal.

Our client required a phased approach to the transaction. The initial phase comprised a ‘red flag’ report detailing the critical risk areas, to determine whether they should proceed further with the transaction. The next phase of our instruction was to provide a comprehensive and detailed technical analysis of the property, to allow our client to fully understand all critical items and future liabilities.

Prendos was responsible for both procuring and coordinating an expert project team to carry out this comprehensive investigation. The brief included a full and detailed review of the property data room, and a complete physical inspection of the building’s structure, façade, fabric and services. Critical information was prioritised into key risk categories, with associated cost liabilities.

Thanks to our comprehensive review and ability to provide a ‘one-stop’ service comprising a coordinated team of specialists, we were able to provide our client with a full understanding of the property, allowing them to make informed technical and commercial decisions.
