Originally constructed in the 1960s, Grandstand Apartments in Wellington’s CBD contains 15 individual apartments, managed by a Body Corporate.
The brief
A Detailed Seismic Assessment (DSA) by Prendos structural engineers showed that the building was earthquake prone, having a %NBS lower than 34%. The Body Corporate engaged Prendos to provide project management services for the seismic strengthening of the building, including engaging consultants and developing options for the strengthening project.
Our solution
While we were initially engaged to provide project management as a stand-alone service, Prendos was also later engaged by the Body Corporate to provide additional services to support the project, thanks to our comprehensive multidisciplinary offering.
Providing architectural design, structural engineering and quantity surveying services under the same roof streamlined the processes between various consultants, creating efficiencies as well as better managing risk in respect of resources, capability and performance management.
Our team developed a number of proposals, giving the Body Corporate options to bring the building up to 34% or 67% of NBS. The presentation of options allowed the Body Corporate to move forward with the solution that was deemed most cost effective.
We also carefully considered staging of the works, ensuring there would be minimal disruption to the building’s occupiers, many of whom chose to remain resident in the building during the works.
The outcome
Prendos project management, architectural and structural engineering teams collaborated closely on the project to develop detailed designs for the seismic strengthening. While the eventual cost of strengthening was deemed too high for the construction work to proceed at that stage, the project was delivered on time and within budget up to the detailed design stage, enabling the Body Corporate to make informed decisions about the future of the building.
