Case Study: Radius Care

Prendos was asked to complete condition surveys on a selection of the retirement care homes operated by Radius Care, stretching nationwide from Dunedin to Auckland.

The Job

In order to meet the client’s relatively short timescales, we used in-house surveyors in both Auckland and Christchurch, co-ordinating the outputs to ensure consistency across all reports.

The purpose of the surveys was to identify the general physical condition of the buildings, deferred maintenance, life cycle replacements and any other defects that could result in significant operational risks. This included a number of specific items around infection control and the management of care facilities, as well as more general risks around fire compartmentation and asbestos.

Our Solution

In total, we completed inspections on eight care homes and successfully co-ordinated a team of in-house surveyors to achieve this within the required timeframes. Project co-ordination meetings were held throughout to ensure that the information provided was consistent and the conclusions comparable.

The surveys addressed a number of key areas, including the general condition and maintenance of the external building elements. In addition, we reported on the condition of the mechanical and electrical services installations and the fire safety installations. The client also requested a review of the buildings from the perspective of legislative controls, which involved a review of Building Consents, Resource Consents, Building Warrant of Fitness and Seismic Risks.

The Outcome

Thanks to the breadth and depth of the reporting we delivered, the client has been able to use the information to inform their 10 year maintenance planning for the buildings. It is expected that further parts of the portfolio will be reviewed over the coming years, and our work will continue to build a comprehensive picture of the portfolio.
