The Job.

Prendos carried out a premises condition survey on a recently constructed distribution warehouse, to provide a record of its condition prior to the commencement of the lease. The property was designed as a purpose built distribution warehouse with additional office space. In total the premises extended to approximately 11,000 m2 of warehouse space and 320 m2 of office space.

Our Solution.

The scope of work involved carrying out a visual inspection to document the condition of the property prior to the start of the lease. The building was completed in phases, with works continuing in a number of areas while the tenant took occupation. Prendos attended site on a number of occasions to obtain a comprehensive record of the building on completion of construction. The reports were then amalgamated to provide a single point of reference in the future.

The Outcome.

Our Premises Condition Report provided a detailed record of the property prior to the commencement of the lease. This provided certainty to both landlord and tenant, helping to reduce the chance of any future disputes about condition and alterations.
