The brief
Prendos and Respond Architects were engaged to undertake the structural upgrade of this five-storey office and retail building in Takapuna, in order to bring it in line with new seismic requirements. All of the building’s tenants remained fully operational throughout the work.
The solution
The Prendos structural engineering team worked on the seismic design elements, and external fire and lighting engineers were engaged to produce a fire report and emergency lighting design – required as part of the building consent application. Prendos quantity surveyors acted as the engineer’s representative. They reviewed claims, variations and project costs.
Meanwhile, Respond Architects worked as engineer to the contract (EtC), as well as project manager – liaising with tenants to avoid any issues. Respond also managed the design and liaised with the council to lodge it and get approval.
The outcome
Working closely with the main contractor and other trusted sub-contractors, Prendos and Respond Architects were able to deliver a building that not only exceeded seismic requirements but provided a solid, quality workplace that will stand the test of time.
Having the designer, project manager, structural engineer, quantity surveyor and contractors all in one place saved time and allowed the team to work effectively, all while causing minimal disruption to tenants.
